Cost of Living in Burnaby BC 2026: Rent, Transit and Budget Guide

The cost of living in Burnaby, British Columbia, depends on the neighbourhood, bedroom count, building type and commute. A practical 2026 budget should combine CMHC’s Burnaby rental-market zones with current listings, TransLink fares and dated B.C. price data. A single online monthly total cannot represent every household.

Begin with our Canada cost-of-living guide and browse the Canada city and province guides. The official figures below show when the data applied so readers can check for newer releases.

Burnaby rent: North and Southeast zones differ

CMHC’s Vancouver Rental Market Statistics Summary by Zone reports 2025 results separately for North Burnaby and Southeast Burnaby. The table reports North Burnaby’s purpose-built apartment vacancy rate at 5.6%, with an average apartment rent of CAD 1,847 and a median of CAD 1,800. These are all-bedroom apartment averages for the surveyed primary rental market, not a live quote for a particular one- or two-bedroom unit.

Burnaby renters should select the correct zone and bedroom type in CMHC’s portal, then compare current listings matching the building type and neighbourhood. A rented condominium, new purpose-built apartment, older building or secondary suite may differ substantially from the overall benchmark.

When comparing listings, record utilities, parking, storage, laundry, tenant insurance and internet. A lower advertised rent can become more expensive once excluded charges are added.

Transit costs depend on the regular trip

Burnaby is served by TransLink buses and SkyTrain. From July 1, 2026, adult cash fares are CAD 3.50 for one zone, CAD 5.10 for two zones and CAD 6.70 for three zones. Adult monthly passes cost CAD 117.20, CAD 156.70 and CAD 211.65 for one, two and three zones respectively.

Monthly passes provide unlimited bus travel and zone-based SkyTrain and SeaBus travel, with all-zone travel after 6:30 p.m. on weekdays and on weekends and statutory holidays. A person commuting within Burnaby may need a different pass from someone travelling to downtown Vancouver during weekday daytime hours. Price the exact route before building the budget.

Food and other prices

BC Stats reported that British Columbia’s all-items Consumer Price Index was 3.0% higher in August 2026 than in August 2025. Food prices were 3.3% higher year over year, transportation 6.0% higher and shelter 1.5% higher. CPI measures price change across a basket; it is not a standard personal monthly budget.

Create a weekly grocery basket from the stores you expect to use, then multiply by about 4.33 to estimate a monthly amount. Keep restaurant meals, delivery charges and household products in separate categories so changes are easier to track.

Utilities, taxes and take-home pay

Ask landlords which utilities are included. Obtain address-specific quotes for electricity, heating, internet and mobile service. For income, compare spending with estimated take-home pay rather than gross salary. Federal and B.C. tax are progressive, and payroll deductions can include CPP, EI and individual credits.
